Mortgage and Refinance Interest Rates Today, January 5, 2026: Rates Barely Above 6% but Look for Even Lower Offers
Happy New Year to all our readers! As we start a fresh year, many of us may be thinking about making some big purchases or paying off existing debts - which means it's time to check the mortgage and refinance interest rates. Today, we're taking a look at where things stand and what you can expect in the coming weeks.
According to our latest data, average 30-year fixed mortgage rates are hovering around 6.03%, while 15-year fixed rates have dipped slightly lower at 5.87%. Meanwhile, refinancing interest rates for homeowners looking to swap their existing loan for a better deal are averaging around 6.1%.
Now, you might be thinking: what does this mean for me? If you're in the market for a new home or looking to refinance your current mortgage, these rates may not seem like great news. But before you get discouraged, consider this: experts predict that interest rates will continue to trend downwards as we move into 2026.
So what does this mean for potential buyers and refinancers? In short, it means that now might be a good time to take advantage of the current market conditions - especially if you're able to secure an even lower offer. If you do decide to shop around or refinance your mortgage, make sure to compare rates across multiple lenders to ensure you get the best deal possible.
