Mortgage and Refinance Interest Rates Today, January 5, 2026: Rates Barely Above 6% But Look for Even Lower Offers

Happy New Year! If you're planning to buy or refinance a home in 2026, you might be wondering what the interest rates are looking like right now. Well, we've got some good news and some bad news. The good news is that mortgage and refinance interest rates have been steady around 6% for a while now. However, with the economy still recovering from last year's fluctuations, it's likely that rates will drop even lower in the coming months.

According to recent data, the average 30-year fixed mortgage rate has hovered around 6.05%, while 15-year fixed mortgages have ranged from 5.65% to 5.85%. Refinance interest rates have been similarly steady, with 30-year fixed refinance rates averaging around 6.10%.

So what does this mean for homebuyers and refinancers? If you're in the market for a new mortgage or looking to refinance your existing loan, it might be worth holding off for a few weeks to see if interest rates drop even further. With the economy still recovering from last year's challenges, experts predict that rates will continue to decline throughout 2026.

Of course, there are no guarantees in the world of finance, but one thing is certain: with rates barely above 6%, it's an exciting time for homebuyers and refinancers. Whether you're looking to upgrade your current digs or simply refinance your existing loan, now might be a great time to start exploring your options.
