Mortgage and Refinance Interest Rates Today, January 5, 2026: Rates Barely Above 6% But Look for Even Lower Offers

Happy New Year! As we dive into 2026, many Americans are looking to make big financial decisions - like buying or refinancing a home. But how are interest rates shaping up? Our latest update has some good news: mortgage and refinance rates are barely above 6%.

For those considering taking out a new mortgage, this might be the perfect opportunity to snag a low rate while you can. Meanwhile, homeowners who already have a mortgage might find that refinancing now could save them money in interest over time.

• Mortgage rates: 6.02% (30-year fixed) and 5.96% (15-year fixed)
• Refinance rates: 6.08% (30-year fixed) and 5.92% (15-year fixed)

We've seen some fluctuations in the past few weeks, but overall interest rates remain relatively stable. That said, there's always a chance that they could drop further - so it's worth keeping an eye on the market.

As you weigh your options, consider how different scenarios might play out in terms of affordability and long-term savings. For instance, our Romantic Silk Flower Wall Panel for Wedding and Event Decor might inspire a dreamy home decor vision - but have you thought about the financial implications of homeownership?
