Mortgage and Refinance Interest Rates Today: A Glimmer of Hope?

January 5, 2026, marks a relatively stable day for mortgage and refinance interest rates. According to recent data, rates are hovering just above the 6% mark, sparking hope that borrowers may be able to snag even better deals.

We've seen some promising trends in the past few weeks. As of today, mortgage interest rates are averaging around 6.05%, while refinance rates sit at 5.95%. While these numbers may not seem like a drastic drop, they do represent a slight decrease from previous highs.

• For buyers seeking to purchase a home, 30-year fixed-rate mortgages are currently available for around 6.03% APR. This is about $50 more per month compared to rates just a few months ago.
• Refinance borrowers, on the other hand, may be able to save even more. With interest rates dipping below 5.95%, they could potentially shave off up to $100 from their monthly payments.

If you're considering taking out a mortgage or refinancing your existing loan, now might be an ideal time to act. With rates this low, it's worth exploring your options and working with a lender to find the best possible deal for your situation.
